What is Choice Home Warranty?
A home warranty is not homeowners insurance. Insurance pays for sudden damage from fire, storms or theft. A home warranty — legally a service contract — pays to repair or replace systems and appliances that fail from normal wear and tear.
Choice Home Warranty sells those contracts directly to homeowners. It says it has protected more than 2.9 million homes and works with more than 25,000 contractors. When something covered breaks, you file a claim, Choice sends a contractor from its network, and you pay the service fee instead of the full repair bill.
The Federal Trade Commission’s guide to extended warranties and service contracts explains how these contracts differ from a manufacturer’s warranty. The short version: the contract language decides everything, which is why this review leans on Choice’s own User Agreement rather than the sales pitch.
What does Choice Home Warranty cover?
Choice sells two core plans. Basic protects the home’s systems and kitchen appliances. Total adds the items that fail most often in hot climates and busy households.

Optional add-ons include pool and spa equipment, a central vacuum, a well pump, limited roof-leak coverage, a sump pump, the septic system and a second refrigerator or freezer. Several of those carry a lower cap than the core plan, covered below.
If you live anywhere with a real summer, the Total plan is the one to price. Air conditioning is the single most expensive system most homeowners own, and Basic leaves it out.

Choice does not publish a price list; it quotes by home, state and plan. The ranges below come from independent 2026 reviews, and they are consistent with each other.

Choice also advertises a “First Month Free” offer when you pay for the year in a single payment. Ask for it on your quote; it effectively trims about 8% off the annual price.
When does a Choice Home Warranty plan pay for itself?
Use NerdWallet’s Total plan price as a worked example. A year costs about $690. One claim adds $100, so a single-claim year costs about $790 all-in.
That means the plan comes out ahead in any year where Choice pays for more than about $790 of covered repairs or replacements. Two claims raise the break-even to about $890. A home with a 12-year-old AC and an original water heater can clear that with a single failure; a new build with appliances still under manufacturer warranty usually will not.

The $8.33 a month between the two plans buys exactly four things: the air conditioning system, refrigerator, clothes washer and clothes dryer. Everything else — heating, water heater, electrical, plumbing and plumbing stoppage, oven and cooktop, built-in microwave, dishwasher, garbage disposal, ductwork, garage door opener, ceiling and exhaust fans, and the whirlpool bathtub — sits in both plans. In a climate where the air handler runs most of the year, that $100 a year is usually the easiest upgrade on the page to justify.
The service fee is what moves your real cost. One covered repair a year puts you at $715 all in on the Total Plan; three puts you at $915. Weigh that against what the same repairs would cost out of pocket, not against the monthly premium alone.

The fine print: what Choice’s User Agreement actually says
These terms come straight from the Choice Home Warranty Homeowners User Agreement (modified December 31, 2025). They are the lines that decide whether a claim gets paid.
- 30-day wait. “Coverage starts 30 days after receipt of agreement fee,” unless you can show prior coverage with no lapse. A breakdown in the first month is not covered.
- $3,000 per item per year. Each covered item is capped at $3,000 per 12-month period. A full AC replacement can exceed that, and you pay the difference.
- Lower sub-caps. Well pump, limited roof leak, septic system, sprinkler system, stand-alone ice maker and trash compactor are each limited to $500; septic tank pumping to $250 per term; and gaining access to diagnose a problem to $500.
- Pre-existing conditions are excluded — “known or unknown.” So are problems from improper or missing maintenance, code upgrades, permits and items still under a manufacturer’s warranty.
- Cash instead of a repair. Choice can offer cash “in the amount of Our actual cost,” which the agreement notes “at times may be less than retail.”
- Cancelling. Within 30 days you get a full refund minus any service costs. After that, the refund is pro-rated, minus service costs and an administrative fee of the lesser of $50 or the amount your state allows.
- Automatic renewal. The contract renews at the then-current rate unless you cancel.
None of these terms is unusual for the home warranty industry. What matters is knowing them before you need a claim, not after.
How does a Choice Home Warranty claim work?
- A covered system or appliance stops working from normal use.
- You file a claim online through Choice’s claim center or by phone, 24/7.
- Choice assigns a contractor from its network, who contacts you to schedule a visit.
- You pay the service fee to the contractor at the visit.
- The contractor diagnoses the problem and reports to Choice, which approves a repair, a replacement, cash in lieu of repair, or a denial under the contract terms.
- Repairs carry a 30-day workmanship guarantee, according to NerdWallet’s review.
You must use Choice’s contractors. If you hire your own without approval, Choice does not have to pay.
Choice Home Warranty reviews: complaints, the BBB rating and the Arizona settlement
Anyone researching Choice Home Warranty reviews will find a lot of unhappy customers, and we would rather you hear it here with context than get surprised later.
The Arizona settlement. In January 2026, the Arizona Attorney General announced an $11.8 million settlement with Choice Home Warranty, with judgment entered January 23, 2026. The state alleged Choice misrepresented the coverage its warranties provided and failed to disclose exclusions and limitations. Choice denied the allegations and did not admit wrongdoing, and agreed to reform its sales practices and give consumers meaningful disclosure before selling a warranty. Arizona customers who bought by phone could apply for restitution through the Attorney General; the posted claim deadline was August 1, 2026.
The BBB profile. When we checked on September 23, 2026, the Better Business Bureau rated Choice Home Warranty’s Edison, New Jersey profile a B, not accredited, with 9,677 complaints shown on the profile. Forbes Advisor’s April 2026 review scored consumer sentiment at 2.5 out of 10.
What the complaints are about. Across the BBB profile and the reviews we read, the pattern is consistent: claim denials for pre-existing conditions or lack of maintenance, disputes over the $3,000 cap on big replacements, and slow contractor scheduling in peak season. Those line up exactly with the User Agreement terms above.
How to avoid a denied Choice Home Warranty claim
- Buy before anything is failing. The 30-day wait and the pre-existing-condition exclusion mean a plan bought for a system that is already struggling will likely not pay.
- Keep maintenance records. Save HVAC tune-up receipts, filter changes and water heater flushes. Missing maintenance is one of the most common denial reasons.
- Photograph your systems on day one. Model numbers, the condition of each unit and the date. It is your evidence that a problem was not pre-existing.
- Ask for any denial in writing, with the specific contract section cited, and request a second opinion before you accept it.
- Know the cap before a replacement. If a contractor recommends replacing an AC, ask Choice up front what it will pay against the $3,000 limit.

Choice’s $3,000 per-item limit is one of the more generous for plumbing, electrical and appliances, where Select and Liberty cap at $500 to $2,000. Choice Home Warranty for business: not for commercial property
Choice Home Warranty does not cover businesses. Its user agreement states in Section E(15) that “coverage is not for commercial property or residences used as businesses, or for the repair or replacement of commercial grade equipment, systems, or appliances,” and it limits multi-unit buildings to the systems inside the covered unit, with common systems excluded above four units. A home office inside a covered residence is fine as long as the systems and appliances are residential grade; a storefront, office suite, restaurant or rental with commercial-grade equipment is outside the contract. Choice does run a separate real-estate-professional channel for agents and transactions. As of September 28, 2026 the business-side answer is an equipment service contract from a commercial HVAC or appliance vendor, or a commercial property policy with equipment breakdown coverage.
